River Development, the developer of the mixed-use Sema Parc project, announces the signing of a new lease with CIT ONE for an office space of approximately 1000 sq m, within the Paris office building. The new tenant took over the space in April 2020 and the headquarters became operational from the beginning of June 2020, for a period of 5 years.

Sema Parc was from the beginning a very ambitious project, designed to transform one of the neighborhoods in the central-western area into a favorite destination for work, housing and entertainment. The Paris office building, completed in early 2018, respects this concept and is perfectly aligned with current trends and design terms. Caring for our tenants is the basis of our business model and we aim to offer them as many options for expanding and redeveloping the space, throughout our collaboration, depending on how their business evolves. The Paris building has a leasable area of 10,100 sqm arranged on the ground floor and the 1st floor. The new headquarters of the company CIT ONE - provider of integrated services for transport, processing and storage of values on the Romanian market partially the 1st floor of the Paris building. In the newly set up offices, the CIT One team, which is currently in an accelerated expansion, will mainly carry out office activities.

Future tenants will also have access to the facilities already available within Sema Parc, such as supermarkets and other small retail formats, food trucks, restaurants, but also opportunities to spend time after school hours, such as dance academy, climbing courses or table tennis.
In recent years, River Development has delivered Class A office buildings with a total leasable area of 60,000 sqm, of which over 38,000 sqm in Sema Parc. The first three buildings: Brussels, Paris and Berlin are already delivered. The possibility of compartmentalization and arrangement of space in offices and individual or open plan conference rooms, depending on the specific needs of each business, strategic location and the smallest add-on factor on the market (5%), attracted in the buildings of existing offices a wide range of tenants such as: Bucharest Tribunal Civil Sections VI and VII, Brico Depot, ALTEN Romania, Studio Moderna, Trylon, PTC Eastern Europe, Mega Image, World Class Romania and others.
Currently, River Development is developing the Sema Parc (Splaiul Independenței) and THE LIGHT (Bulevardul Iuliu Maniu) projects. The focus of development in Sema Park is on the two Class A office buildings: London & Oslo, which will have a total leasable area of 31,524 sqm (London - 21,347 square meters, Oslo - 10,177 square meters). The buildings are estimated for delivery in Q3 2021. Regarding the mixed-use project THE LIGHT, with functionalities in the office and residential field and other related facilities, we are talking about a total built area of over 150,000 square meters, of which almost 100,000 square meters is the leasable office space. The Light One is the first office building delivered out of the three planned, with a leasable area of over 21,000 sqm (GLA) and a height regime of 11 floors (2S + P + 10 floors + technical floor).
